The lovely new caretakers of this home were referred to me by a high school friend. In the competitive real estate market, timing is everything, and this lovely couple was in a race against
time.With their lease set to expire in just 60 days, they needed to find the perfect home quickly. Here’s how I rose to the challenge and we turned a tight timeline into a success story.
From the moment they explained their situation, I understood the urgency and set a strategic plan in motion. I began by conducting an in-depth consultation to understand their needs, preferences, and budget. This initial step was crucial in narrowing down the search to homes that met their criteria.
Based on what they were looking for, we know that this was not going to be an easy task as the inventory was already limited. We experienced viewing several homes where the photos made the homes appear to be in better condition than they were. I can tell they were starting to get defeated and thinking they would have to cave and extend their lease, which they expressed several times that they did not want to do.

I realized that it was time to reassess our strategy. I did not want them to compromise their criteria and settle on a home so that they wouldn't have to renew their lease. In our call, they mentioned that they were not overly pleased with their current loan officer. I told them that I can introduce them to one of my top Loan Officers, Dustin, who also has a program where he can provide a fully underwritten pre-approval allowing for a 2 week closing. There are two main benefits for them using this program. 1. They can not become even more competitive when submitting an offer because we can close their loan in 2 weeks compared to the 30+ days a typically loan will take, and 2. this will help with their tight timeline to find a home.
They begin the process with Dustin and his time while we continue to look for their property. Dustin comes back to us with a fully underwritten pre-approval and tells us that they actually qualify higher than the previous loan officer mentioned without substantially increasing their monthly expenses. 🤯 With this information and new pre-approval, the winds have shifted in our favor.
They found a home they loved, but then the real challenge began: making a winning offer in a market where properties were often sold above asking price. My negotiation skills were about to be put to the test. We crafted a compelling offer that stood out, highlighting their strong financial position and quick closing date. I was also able to build rapport with the seller’s agent, which worked in their favor, creating a positive dynamic that facilitated smooth negotiations.
Thanks to our relentless effort and strategic approach, their offer was accepted, and we made it to the closing table, not without a few bumps in the road, but that is a story for another day. This lovely couple now has the keys to their new home and did not have to extend or renew their lease!
